Insulation slows heat, but it does not stop air. Most attic floors are full of holes: gaps where interior walls meet the attic (top plates), openings around recessed lights, plumbing vents, wiring, bath fans, chimney chases and the attic hatch. Warm air leaks up through them in winter, and in summer the house pulls hot, dusty attic air down through the same gaps.
Air sealing closes those openings before insulation is added. We use spray foam, fire-rated caulk and sealant, and sheet metal with fire-rated sealant around flues and chimneys, then weatherstrip and insulate the hatch or pull-down stairs. The result is a tighter ceiling, less dust, fewer drafts and insulation that performs closer to its rated R-value.

What Gets Sealed in a Typical OKC Attic
The biggest leaks are usually the attic hatch or pull-down stairs, open chases around ducts and flues, dropped soffits over kitchen cabinets, top plates along every interior wall, recessed lights, plumbing stacks and wiring holes.
We seal gaps up to about a quarter inch with sealant and larger gaps with spray foam. Areas near flues and chimneys get sheet metal and high-temperature sealant to keep combustibles at the required clearance. Recessed lights that are not airtight are covered or replaced with airtight, insulation-contact rated fixtures by an electrician.
